		<description>Thanks, Nannette!  Yeah, if you have major repair issues, there isnt any excuse in not getting them done regardless of location.  Buyers might be a little on the dumb side, but inspectors will catch this type of thing.  After all, that is what they get paid to do. ;-)</description>

		<description>Clint, great topic.  I&#039;d like to add a few things to the list but one that I am currently dealing with is repairs.  You hit on it.  Currently I&#039;m working with a seller that has plumbing issues.  Meaning there are leaks.  Not just leaks that if you have a home inspection you&#039;d know it but leaks that anyone could diagnose.  Sellers sometimes think buyers are stupid and won&#039;t notice!? So I guess they are hoping for a stupid buyer with a stupid agent how won&#039;t point this issues out.  Not to mention that in the state of Va one must disclose any material defects that are known.  I am so glad you found the perfect house for your family after weeding through all those that were substandard.  I wish you and your family many wonderful years in your new home.</description>

The absolute worst part of all of this is that if I&#039;m trying to get the listing (which I should have second thoughts about, anyway) or, God forbid, have the listing, it doesn&#039;t go over very well when I try to tell the Seller their house needs some, um, sprucing up.

I am working with a buyer client now that has told me the same thing.  We went into a beautiful home with a nice (professionally done) addition but there was dirty laundry on the floor, dishes in the sink, and the guy laid out on the couch watching the big screen and texting. My client couldn&#039;t get out fast enough.</description>
