"I rarely write anyone about their service, but wanted to take a minute to let you know what is happening with one of the referral leads I received from you.

On December 6, 2006 you sent me a buyer who wanted to buy, fix up and flip homes.  I followed up with her by phone and then, emailed some listings.  Within 30 days, she had found a property, closed on it, and my commission was $4,950.  Not bad for the first lead!  What I really like is that, not only did I earn a commission on the sale of the home, but will be listing the new remodel sometime later this month if all goes well.

What I have found to be effective for follow up is the method I just explained, and will continue to use it with other new referrals sent my way.  This was a quality lead and has already paid for my investment in your system, and then some.  I try to follow up with all new leads within 24 hours and by doing so with this buyer, the transaction took only 35 days.  My close rate is only 1 out of 28 so far, but others are in the system now and I am hoping the future holds as much potential for me as my first buyer.  Even if some of the others don't pan out, the odds are still in my favor for getting another closing and making your system a great supplementary income source.

What is also kind of exciting is another buyer wants to flip properties with 2 other partners.  It could continue to lead to other income that I hadn't planned on when first starting with your service.  It could become a true bonus!

What I have found compared to other lead sources, is your leads seem to be more of a "warm" lead, than other types.  This always makes things easier at the front end, and the client is more willing to work with me.

"I have been working with Real Estate Client Referrals for about 4 years now. I have tried others, and constantly have other companies calling me to jump on board with them, but I wouldn't leave Real Estate Client Referrals for anything!

 There are several things that I really love about your system.

 First, is the number of leads that I know that I am guaranteed to get, and for a guaranteed price, there are no surprises!  Because of how the system is set up, I can have a number of different areas that are all exclusive to me. I am fortunate to have a high volume of leads that come in every week, so much so, that I have had to hire buyer agents to help me deal with the volume of leads that come in every month.  That's a nice problem for a REALTOR to have!

Second, is the quality of the leads that I get.  When the prospective buyer goes online, and checks out the site, it is made very clear to them that they will be contacted by an agent, so they are actually expecting my call.

Furthermore, you contact the individual a 2nd time before I get the lead to ensure that the information is confirmed, and that I am not going to receive a "bad" lead. I convert about 40% of the leads right away, meaning when I call them, they are ready and willing to go.

A lot of these people either already own a home (double ending potential) or are looking to flip homes (long-term business from the buying and flipping process).  About 30% are people who will be buying or selling, just not right away for one reason or another.  However, by putting them on my database and keeping in touch, I eventually get the sales as I am probably one of the only realtors who have kept in touch while they get themselves prepared to buy.

Lastly, would be the customer service and sales department I so much appreciate.  They go out of their way to ensure that the leads are good, that I am kept up-to-date when I need to top up my account and that if I do run into any 'bad' leads, that I am credited back for those.  Really, it is a 'no-lose' situation for me.

The business that I generate from RECR usually makes up to about 40% of my total business year after year.  This year so far, I have generated over $30,000 in closed commissions, and have buyers/sellers that I am working with right now that should earn me an additional $25,000 before the end of the 2nd Quarter!  On top of that I have many other leads in the pipeline that should also close in 2007.  This is revenue that I have generated over and above any of my other marketing systems, and does not include the commissions that I now earn from my buyers agents who are also working these leads that I give them.  I would say, "Anyone that doesn't think those are fantastic returns for the investment is crazy!"

The key to this system being successful is ultimately down to the agent.  Real Estate Client Referrals provides me with the prospect asking for information to make their purchase.  However, unless I act quickly, contact the lead, build the relationship and close the deal, it doesn't matter what kind of system RECR has.  I, like most agents, spend thousands of dollars every year on marketing and advertising, but how much of that actually converts into closed commissions?  This system costs me far less money, and I know that I am guaranteed business - it really is that simple!  Thank you."

"Hi, thought you should know what has happened for me since starting your service.  I have to thank you because it's really impressive!

Referral #1- Buyer lead, Received Jan. 15, 2007. Followed up with a phone call and then emailed properties. The lead turned into a transaction within 2 weeks. I only showed her 3 homes. The house sold for $85,000 which was a 3% commission co-broke. I was pleasantly surprised with this lead as it was the first one I got from your company and it paid for the program.

Referral #2- Buyer lead, received Feb 16, 2007. Followed up with phone call, left a message, then emailed and followed up with phone call again. The lead turned into a transaction within a week, with only 1 showing. House selling price was $93,000 with 3% co-broke commission. This lead was surprising because they already had the house picked out.

Referral #3- Buyer lead, received March 22, 2007. I followed up with phone call & email. This turned into a transaction on 4/23/07. This offer is contingent and is still pending. The sale price is $152,000 with a 2.5% co-broke commission, if the home closes. The best thing about this lead is that the couple has a house to sell first which I have listed at $86,900. So it will be a double commission.

As you can see, your leads have proved to be excellent for me. And maybe it also has to do with how I follow up with clients. A phone call right away as soon as I get the lead works best for me. I still call even if it says the best time to call is evening. I leave a message and then email them that I left them a message. If they don't call back I follow up the next day with another phone call during their stated preferred time.

I try not to let too much time go by before contacting them. I learned this lesson fast. Some of these buyers are in a big hurry and will call the listing agent on a house. You don't want to give them time to go fooling around on the internet again.

I don't mind that some of these clients will "waste" my time. That is part of this business and all buyers seem to waste our time at some point. Even if it doesn't turn out, you never know when they will call you back next year.

One thing I've learned about internet buyers.  It takes a while for prospects to turn into customers. It is usually about a month on average with the exception of the 2 that needed a place in a hurry. Since I joined up on Jan. 15, 2007, I am still actively working with about 7 leads from you. Two of them are definite, the others are maybe someday.

My closing ratio so far has been 13% with one pending. I have only been getting leads from you a little over 3 months and feel this is very good. I would say that the conversion rate from lead to client is about 86%. Whether they will eventually buy is not known at this point. I would venture to say that my chances are as good as with any other client. Things come up in their lives in which they put purchasing a house on hold. But this is a normal part of this business.

The future of closing deals with the rest of these clients is as good as any other lead I get. You have to work them or they fall off the face of the earth. Sometimes it takes up to a year for a buyer to find their perfect home. Many buyers have a lot of fears that we have to deal with.

The clients I get from RECR are about 100% better than any other lead generating service I have dealt with. The exception is our own internal lead service, RE/MAX Leadstreet, which is about the same. I have tried quite a few without success. I've worked with Buyer's USA, Realty Trac, Reply Real Estate, Realtor.com and by far the worst was House Values. I actually did a lot of work in terms of CMA's for nothing. I had to get an attorney to get out of the contract.

I feel that the price I have paid has definitely been received back in income. This happened very quickly, which was helpful and delightful. I would recommend this service to any agent. I like the fact that they are well screened and have to call in before the lead is given out. This saves me a lot of time sifting through the people just "fooling around" on the internet.

I also recommend you because you send in a price range so at least you can e-mail the prospect if you can't reach them by phone. In addition it seems as if the company doesn't usually recruit for an agent in an area unless they have a real buyer. When you say a buyer is exclusive to a zip code or area, you really mean it!

The other great thing to mention is that many buyers have a house to sell also, so this opens up the chance to get listings. I have 1 listing right now that also has a contract on a house that came from RECR.

"I signed up through Real Estate Client Referrals in July of 06. One of the very first leads they sent me turned into a closing just several months later. This client was an investor from California. He wound up buying a house for $215,000 and I earned a 3% commission off of this closing.  "I think Real Estate Client Referrals is one of the best Referrals systems around.  The leads are good leads not those bogus ones with fake names and phone numbers.  I have tried over five different Real Estate lead programs, I spent thousand's of dollars and they all were terrible, big promises but no sales.  Real Estate Client Referrals program is inexpensive, customer service is great, and if you do get a truly bad lead they credit your account.

I have been doing Real Estate Client Referrals, and in my first six months I have one closing coming up on a 200K house, one listing for 479K, and the 479K listing is buying with me, and I have an appointment for another 200K listing.  I also have another buyer in my pipe-line.  I follow up right away with the clients, I call them and they are receptive, not mad that you called, which to me is amazing.   I would say over fifty percent have thanked me for calling!

The buyers I call and set up in a MLS search program and the sellers I try to get a appointment to do a CMA.  There are no contracts, you just buy the leads, and then once a lead comes available it is sent to you, which is what I totally like.  I hated with other real estate lead programs how I had to sign the contract and when it didn't work I still was paying $1000's of dollars till the contract was up.  The thing I also like is you are the only one who gets the lead.  I know with the one lead source at least three people get the lead.        

When I was with another referral program I decided to test the system and made off I was selling my house.  By the time I was done, 14 Realtors sent me marketing proposals.  I don't have that problem with Real Estate Client Referrals.  Do yourself a favor and try Real Estate Client Referrals, it is worth the investment in your business."

"I wanted you to know that I've been using your Real Estate Client Referrals service for a few months now, and have been very happy with the service. Below, are some examples of how you have helped me.

I had a closing with clients who were purchasing their first home in St. Thomas. They bought a house for $114,000, which brought in $2710 in commission.

I should have another closing shortly from a conditional offer I'm working on with another RECR client, which will bring in $1700. That's a smaller sale, to be sure, but the clients are very happy, and I'm confident that they will be referring other business to me.

I know I will have bigger commission cheques coming in soon, as a result of real estate client referrals. One is from a gentleman, whose $300,000 property I'm listing for sale, after which he wants to begin purchasing income properties. Then, there are other buyers that I'm keeping in touch with, who signed up at real estate client referrals to receive home listings by email, out of which I know some will end up purchasing through me.  As a result, I expect to make a good profit from the system in the near future.

I've also used Housevalues for internet marketing, and find several notable differences between Housevalues and Real Estate Client Referrals. I like that RECR screens leads before they are sent to me, so that I can be confident that I'm getting real contact information for the buyer/seller. Many times with Housevalues, I've gotten leads with obviously fake names and phone numbers. That doesn't happen with RECR.

And with Real Estate Client Referrals, there are no monthly fees to pay. I purchase a set number of leads, and just "refill" my number of leads when they run low. Some months are busier than others; I've found that I receive anywhere from 5-15 leads per month.

I fully recommend Real Estate Client Referrals to any agent who's looking to further build their business through internet marketing. It doesn't take much of a time commitment to follow up with the leads, and it saves having to worry about marketing your own website. It's great just having leads showing up in my email. I have been doing Real Estate Client Referrals, and in my first six months I have one closing coming up on a 200K house, one listing for 479K, and the 479K listing is buying with me, and I have an appointment for another 200K listing.

I follow up right away with the clients, I call them and they are receptive, not mad that you called, which to me is amazing. I would say over fifty percent have thanked me for calling!

I had a closing with clients who were purchasing their first home in St. Thomas. They bought a house for $114,000, which brought in $2710 in commission.

I should have another closing shortly from a conditional offer I'm working on with another RECR client, which will bring in $1700.

I know I will have bigger commission cheques coming in soon, as a result of real estate client referrals. One is from a gentleman, whose $300,000 property I'm listing for sale, after which he wants to begin purchasing income properties. This will be a long term client from whom I expect to make significantly more than $10,000 from.
